Before investing in or buying property in Thailand, it helps to understand how the market classifies different homes. Developers broadly divide residential projects into two groups: high-rise buildings (อสังหาฯแนวดิ่ง) and low-rise buildings (อสังหาฯแนวราบ).
High-rise housing includes condominiums (Condo, คอนโดมิเนียม) and apartments (Apartment, อพาร์ตเม้นต์). Both are often called “apartments” in Chinese, but they are different in practice.
Condominiums
A condominium, or อาคารชุด in Thai, is a building made up of separately owned units. Each unit has its own ownership documentation. Condominium projects commonly include shared facilities such as lifts, a swimming pool, a gym, parking, a garden, and a lobby.
Unit owners share the land and common areas. That is why an owner is also described as a “co-owner” (เจ้าของร่วม), a term you may see in notices and emails from the building management team.
